Covenants Recap

As a resident of Royal Oaks and per your original purchase agreement, you are part of Royal Oaks Golf Community Association or ROGCA and bound by the restrictive covenants attached to your property deed or title. If you do not have a copy of your restrictive covenants, suggest you reach out to your lawyer. Below are some key points which are consistent across all covenants or properties. In no way is this meant to override or change the legal restrictions attached to your property, just simply remind you of some expectations that are consistent. These restrictions are in place to ensure a safe, clean community with consistent expectations which help us all maintain value on what is in most cases our most important asset, our home.

If you are planning in any way to change the exterior of your home - exterior color, roofing, add a pool, fencing or significant change to your property landscaping or slope, prior approval from ROGCA board is required. You are required to complete the ROGCA Property Request for Approval form (See below) and email us at rogca.golf@outlook.com or attach it in our Contact Us section.

The ROGCA board will respond within 15 days of receipt of the application. If this applications rush in nature, please advise of the time frame you are looking for.

Covenant Key Points

Recap of Consistent Restrictive Covenants: Please review covenants specific to your property as there are some differences depending on location i.e. street, golf course backing lot, non-golf course lot, etc.

ROGCA – Royal Oaks Community Association - as a resident of Royal Oaks Community you are a member and are bound by your covenants to pay your annual dues, currently at $125 per annum.
Property Changes – no building shall be erected on any property other than a private detached dwelling home. A pool house is permitted (materials matching home) with prior approval from ROGCA. Sheds have been approved only on non-golf course lots at a maximum of 100 sq’ with material matching home behind property. Any changes to exterior home or property to have prior approval by ROGCA. Please use the attached form.
Renting of Property (e.g. Airbnb) – no property or any building shall not be used or operated for the purpose of any profession, trade, employment, service or manufacture or business of any description, not as a school, hospital or other charitable institution, hotel, apartment house, rooming house of place of public resort, nor for any other purpose than as a private residence.
Temporary Buildings – no temporary building to be erected.
Clotheslines – not permitted.
Fencing – permitted with prior ROGCA board approval. Acceptable fencing materials are black rod iron or 48” black chain link fencing. No board fencing. For pool fencing, height does not exceed minimum municipal requirement. On golf course lots only Rod Iron type fencing may be used.
Commercial Vehicles – not permitted on property or public street other than ½ ton truck or van
Recreational Vehicles – no trailers / recreational vehicles / boats / trucks more than ¾ ton / campers / snowmobiles / trailers shall be parked or stored on property or public street. They can be kept wholly in an enclosed garage where possible.
Animals – no animals other than household pets. No breeding of pets for sale.
Signage – no signs, billboards, advertising other than Real Estate sale signs or election related.
Single Family Dwellings – unless otherwise, pre-construction approved, all homes are considered single family dwellings.
Maintenance of property – property shall be kept clean, sanitary, free from refuse, debris, and fire hazards and contain no unsightly storage of miscellaneous materials at all times. All dwellings, structures, walls, driveways, and landscaping placed or maintained on property shall at all times be maintained in good condition and repair, including, but not limited to the seeding, watering and mowing of all lawns, the pruning and cutting of trees, shrubbery and the painting (or other appropriate external care) in a manner and with such frequency as is consistent with good property management. All property, whether occupied or unoccupied shall be maintained in a manner acceptable to Royal Oaks Community Association.
